Frequently Asked Questions
Buying or selling a home can be a stressful experience, but we’re here to ensure you know what to expect during your home inspection.
A home inspection includes checking for any significant issues such as foundation cracks, roof leaks, plumbing issues, electrical wiring, heating/cooling systems, insulation, windows, doors, chimneys, etc. We are proficient in finding material defects while using non invasive methods. Our typical inspection takes three or more hours depending on the size, age, and complexity of the property.
Ensure all inspection points are free from clutter, including any closets that might lead to a crawlspace or attic, and clearing some space around the home’s perimeter. The inspection should be completed when the utilities are safely turned on. Space is also needed around appliances, electrical panels, and heating and cooling equipment. Participating in the inspection is highly encouraged. All pets should be properly contained or moved.
A home doesn’t pass or fail an inspection. Instead, a home inspection is a thorough audit of your home’s components. In most cases, there will be concerns marked on your home inspection report, but these are strictly informative. We want you to be aware of your homes general condition, but do not audit or force any repairs resulting from our inspections. The information is for you to use how you please.
While you can legally skip a home inspection in many cases, doing so could mean you may end up buying a home that has major issues that need to be fixed. A home inspections also alerts you to safety issues and operation of the home and the information is invaluable regardless of the repairs you plan to make.
Home inspectors are not allowed to make any repairs for profit on a home once they have inspected it. They are also prohibited from saying buy or don’t buy once the inspection is completed or from providing any cost quotes for the issues they identify. Additionally, they are not allowed to complete inspections without report or incentivize realtors for referring them.
A home inspection can affect appraisals for two reasons: 1) The inspector may find something wrong with the property that would lower the value of the home, 2) The inspector may find things that need repair which could increase the value of the home. If the inspection finds issues that require repairs, then the seller has to decide whether they want to fix them themselves, or hire someone else to do it. If the buyer wants to purchase the home, he/she must be willing to pay for those repairs.
New construction inspection, phase inspections, buyers inspections, seller inspections, pre-offer inspections, condo inspections, condo common area inspections, light commercial inspections, and building consultations. We even have a sister company that offers homewatching services.
