New Construction Inspections

New Construction Inspections

There’s something special about being the first person to live in a home. Everything is clean, previous owners have worn nothing down, and you get to start fresh. It’s easy to assume a newly built house doesn’t need an inspection, but new construction comes with its own set of risks. Crews of different subcontractors build homes on tight schedules, often in tough New England weather, and even the best builders can miss things. Once the drywall goes up and the paint dries, many of those mistakes go out of sight.

Another Level Inspections provides new construction inspections for buyers and homeowners in Gloucester, Rockport, Beverly, Salem, Danvers, Peabody, Ipswich, and communities throughout the North Shore and Greater Boston area. We inspect new homes during key stages of construction and before closing, giving you an independent look at the work so you can address problems while your builder is still on the job.

About New Construction Inspections

A new construction inspection is a visual, non-invasive evaluation of a home under construction or newly completed. Unlike a standard buyer’s inspection on an existing home, it focuses on workmanship, installation quality, and whether the house’s components were put together as they should be. We can inspect at one point in the process or at several, depending on your needs and the builder’s schedule.

Many clients choose phase inspections, which give us a look at the home before key elements are covered up. A pre-pour or foundation inspection lets us evaluate footings, forms, and drainage provisions before concrete is placed. A pre-drywall inspection is often the most valuable stage. With the walls still open, we can see framing, structural connections, window and door installation, rough plumbing, electrical wiring, ductwork, and in some cases insulation. Problems that are easy to fix at this stage can become expensive or impossible to correct once the walls are closed.

The final inspection takes place once the home is complete, usually shortly before your closing or final walkthrough. At this stage, we evaluate the finished home much like a full home inspection. We examine the roof, flashing, gutters, siding, trim, decks, grading, and drainage outside. Inside, we look at the foundation and visible structure, attic framing, insulation, and ventilation, along with walls, ceilings, floors, doors, windows, stairs, and railings. We test the electrical system, including the panel, outlets, GFCI and AFCI protection, and fixtures. We check plumbing fixtures, drains, water heaters, and visible supply lines for proper operation and leaks. We operate heating and cooling equipment with normal controls and check for proper installation, venting, and condensate drainage. Built-in appliances are tested as well.

Our tools help us go further than a visual walkthrough. Thermal imaging can reveal missing or poorly installed insulation, air leaks around windows and doors, and moisture issues that aren’t yet visible. Drone inspections give us a clear view of roofs that are too steep or high to walk safely, which is common on many new homes along the coast.

We encourage you to attend each inspection. It’s a great opportunity to see how your home is built, ask questions, and learn about its systems from the start. After each visit, you’ll receive a detailed report with clear annotations and photos, along with a Repair Request Builder that makes it easy to share specific items with your builder or agent.

Importance of New Construction Inspections

A common question we hear is why a new home needs an inspection if the town building inspector has already signed off. Municipal inspections play an important role, but they’re designed to confirm that a home meets minimum code requirements at specific checkpoints. They’re often brief, and inspectors handle many projects at once. A private new construction inspection is different. We work for you, we take our time, and we look closely at quality and workmanship, not just minimum compliance.

New homes on the North Shore also face conditions that test every detail of construction. Nor’easters bring driving rain and strong winds that push water into any gap in flashing, siding, or window installation. Heavy snow loads and freeze-thaw cycles stress roofs and foundations, and ice dams can form when insulation and attic ventilation aren’t done right. Along the coast in Gloucester, Rockport, and Ipswich, salt air can corrode improperly selected fasteners, flashing, and exterior hardware. Sites with ledge, high water tables, or sloped lots need careful attention to drainage and foundation waterproofing.

Common issues in new construction include missing or improperly installed flashing, gaps in insulation, disconnected or crushed ductwork, plumbing leaks, reversed hot and cold water lines, missing fasteners, and grading that slopes toward the foundation. These problems may not cause trouble right away, but over time they can lead to water damage, mold, higher energy bills, and costly repairs.

Radon is another important consideration. Radon is common in Massachusetts, and new homes are not immune. Testing your new home for radon before or shortly after closing helps you know whether you need mitigation while you’re still working with your builder.

The most important benefit of a new construction inspection is timing. When you find problems before closing, the builder is best positioned to correct them. Once you’ve closed and moved in, getting repairs completed can be more difficult. If you’ve already closed, an 11-month warranty inspection gives you a second chance to document issues before your builder’s warranty period ends.
